It's Miami in 2024:
Investors are hoping we're inside a Real Estate Bubble. Are you?

A real estate bubble exists when prices of properties in a particular market increase rapidly and are disconnected from their normal intrinsic values. The last real estate bubble that popped was in 2007/2008, leading to a decade of recovery. Contributing factors to a “bubble” include lots of speculative buying, predatory lending and unrealistic expectations of short-term price increases. Is this where we’re at?

Short answer: no, not exactly. But if you’re asking this question, it’s probably because you know something is definitely wrong with the real estate market. Or, you’re an investor itching to find good “deals” in a market where there aren’t many to find and stiff competition. While there are plenty of cash investors looking for a good flipping opportunity, they’re all competing for the same in a very limited supply!

Most experts agree there is a sustained overvaluation in most housing markets especially in Miami, relative to the health of the overall economy. Supply is low, mortgage rates are high, and not many people can afford to buy even the few remaining affordable homes when they come on the market. An entire generation of young people are realizing they may not ever be able to afford to own their own home, once an attainable part of the American dream. Lots of them are wishing for another crash in the hopes it will make housing affordable again. But is that what would happen with a market crash?

Certainly the frenzy of speculative buying we saw in 2007 isn’t what’s happening today. But because no one was held accountable for causing the 2008 crash and no reforms were made, many argue a bubble simply began forming again right away and ever since. So we may be in a quasi real estate bubble that looks different than what we had in 2007. And certainly the housing market is not currently healthy. What does all this mean? Pay attention to interest rates, bank stability and the commercial real estate market. Watch for opportunities to invest if you have the means but be cautious with risk-taking because we are in unchartered waters. Not even the so called “experts” agree on what to call this current economy and real estate market, and no one knows how this will all end up.

If you are new to real estate investing, it’s crucial that you take the time to learn the most common strategies and pitfalls.  Seek out experienced, qualified real estate services like agents, managers, inspectors, a good handyman. 

Whichever type of investment property, take the time to create a solid plan for making sure your assets are protected and see growth (not decline). This includes keeping expenses low, keeping property maintained, adhering to state laws and creating solid budgets. Most importantly, your real estate assets should be handled as your business.

Looking to invest in some Florida land? Smart! Land investments can make great long-term investments. There are some GREAT areas in Florida to invest in acreage long-term.
