Building a new home is a big project and the plumbing system is a large part of that project. Before the foundation is poured, it is necessary to install the water supply and drainage which is usually brought into the basement. After the foundation is in place and the framing is done, the ground works in the basement can be designed and laid out to best fit your particular design. Usually this includes a mechanical room floor drain, a future bathroom group and one or two plumbing stacks that will accommodate all the plumbing above grade. Every fixture must be properly vented and every house must have one vent stack that will penetrate the roof of the house and serve as a main breather for the whole house. Knowing where to put the waterlines and drainage for the specific fixtures you want is vital. Finally after painting is done, floors are down and countertops are installed, it’s time to hook up the fixtures. Having nice fixtures installed properly not only looks good, but also prevents leaks and other problems such as bad odors or water hammer.

When planning renovations if a customer wishes to add a fixture where there was no fixture before, this can come with complications. Every fixture requires a vent, which can be difficult to find or install if the basement in the home is finished already. Remember every building has a vent stack that exits the roof and allows the whole plumbing system to breathe. Every fixture must tie into that system. When tying a branch for a new bathroom in an older home, it is necessary to install a back water valve. This helps protect the house if the main sewer line from the street backs up. Every time an old piece of plumbing is removed or new plumbing is added, it must be brought up to the plumbing code. Small commercial jobs usually require different materials than residential. Waterlines are generally copper and are often hung from the ceiling. Venting and drainage must be fire rated material and can require different types of adhesives or mechanical joints.

We also offer service calls for immediate needs such as backed up sewer lines or toilets and leaky faucets. A main building drain going from the house to the street when backed up will cause the whole house to back up. Usually when flushing a toilet or running a shower will cause water to come out of the lowest fixture, usually the floor drain. If it’s an isolated blockage then only one section of the household will not flow. Toilets are a great example because sometimes just the toilet has something causing it not to flush. In this case the toilet will need to be augered or removed to find out what is causing the blockage.

Leaks from faucets or shower valves can be fixed by replacing the gaskets or cartridges but sometimes the whole fixture needs to be changed out. Leaks are not always easy to find and in some cases we have to remove parts of the ceiling or wall to find the source. We always discuss the best course of action with our customers and are up front about the cost of the repair.

1). Why does my toilet constantly run? The water fill valve in the back of your toilet may need to be replaced or adjusted. The flapper or entire flapper assembly may also need to be replaced. If the water runs constantly it usually means it is the fill valve and if the running water is intermittent the issue involves the flapper or flapper assembly.

2). What can be done if my child flushes something down the toilet? When removing an item from the toilet, we use a toilet auger to try and remove or push the object through. If that doesn’t work, we would remove the toilet, turn it upside down and auger from the backside, pushing the object out of the front.

3). Why is there a sewer smell in my house? A sewer smell could be the result of a venting issue, where the venting is improperly installed or not vented at all. It could also be a hole in the venting, caused either by a screw or a nail. Another cause of sewer smell could be because of an improperly sealed p-trap ie. sink or floor drain. Often p-trap’s dry and need water to be added, or there may be debris inside of the p-trap causing water to wick away. There may also be improper drainage installation, which causes the water to be pulled out of the p-trap.
